Smelly or Discoloured Tank Water: Causes and What to Do

When the cause is tank sediment, and when it's the supply or the pipes.

Changed water appearance or a worrying smell makes many people book tank cleaning straight away. Cleaning may be part of the answer, but it's important to know where the problem starts.

Possible causes

Causes worth checking:

  • Built-up sediment and dust at the bottom
  • A loose lid letting in dust or insects
  • Flaking internal lining
  • Old or corroded pipes between tank and tap
  • A change in the incoming supply

First steps

Compare water from a tank-fed tap with a direct-supply tap if you have one. If both are affected, the source may be the cause. Check the tank lid safely from outside, and don't use the water for drinking or cooking if in doubt.

What cleaning can't do

Cleaning removes sediment and dirt inside the tank, but alone it doesn't guarantee drinking-water safety, fix corroded pipes or a supply issue. We don't issue health certificates; for water-quality testing, consult the relevant authorities or labs.
