Signs of Failed Waterproofing and When to Repair or Redo It

How to tell when roof or tank waterproofing has stopped working, and when a local repair is enough.

Waterproofing doesn't last forever; summer heat, rain and building movement all affect it. Spotting failure early keeps the repair simpler and protects ceilings and finishes from bigger damage.

Signs on the roof

Look for these after rain or on a safe roof visit:

  • Cracks, blisters or flaking in the layer
  • Waterproofing lifting at walls and edges
  • Water pooling in the same spots after rain
  • Damage around drains and tank bases

Signs inside the home

Top-floor ceiling stains that appear or grow after rain, damp under bathrooms or the overhead tank, or an insulated tank losing level without clear use.

Local repair or full redo?

A local repair may do if damage is limited and the rest of the layer is sound. If lifting and cracking are widespread, repeated patching can cost more than redoing it. This is decided after assessment.
